HOW IT WORKS

STEP ONE: BACKGROUND

When our friends/clients reach out to us with questions about beginning the home-buying process we will always begin by asking for background information. How long have you been considering purchasing a home? Have you done any research on your own? Do you know where you would like to live?  Do you have anyone who you are considering using for lending? 

These questions help us to determine how best to meet you where you’re at.  Every person’s experience leading up to this decision is so vastly different and so we like to really understand your motivations and goals right from the start!

STEP TWO: SEARCH SET-UP

From there we will send a google form with criteria questions to get you set up on a search for your new home! This search is generated straight from the BLC which manifests in real-time with accurate information. We will all be linked to that search and can see when anything pops up that meets your criteria.

STEP THREE: LENDING PARTNERS

Simultaneously we like to connect you with our trusted local lending partners who are knowledgeable and relentless in getting you the information you need to put you in the best possible position throughout the process. 

STEP FOUR: HOME TOURS

We are all about building and maintaining relationships and by doing so we LOVE to set our first appointment as a home tour! Once we have a few houses picked out from your criteria, we will go and check out a range of homes in varying areas. Visiting different areas of Indianapolis helps if you aren’t quite decided on location or unsure of the style you’re looking for (new build vs pre-existing homes or mid-century modern vs Dutch Colonial). We help you to figure out your vibe and to learn the intricacies and differentiation between neighborhoods and areas. We pride ourselves on being born, raised, and devout Indy natives and we love to share this wealth of knowledge with our people when and where we can. 

We also believe that this time helps us to show our client’s real examples of what a well-maintained property looks like and how that can differ from one that may need some love. We try to educate you on the more costly and major ticket items and when the life expectancy of these items may be up. 

STEP FIVE: PUTTING IN THE OFFER

We will guide you through a strategic approach to placing your strongest offer. There are many nuances in our ever-changing and fast-paced market here in Indy and our surrounding areas. Due to low inventory and stiff competition, your agent will be instrumental in helping you to navigate this process.

STEP SIX: UNDER CONTRACT

Once you are under contract, we will help to guide you by getting all pertinent documents out to the title company and to your lender. We’ll schedule your inspection and provide recommendations for any other contractors that may be needed during the inspection process. There are many moving parts during this time and we will help to keep everything on track.

STEP SEVEN: INSPECTION PERIOD

We will get you the necessary information during this time period to make an educated response in regards to needed repairs on the home. Once we submit our requests, we will negotiate on your behalf to put you in the best position possible when you close on your home.

STEP EIGHT: FINISHING STRONG

We’re super detail-oriented and results-driven, so we keep all parties on track to get us to the closing table on time! Our team also provides a Transaction Coordinator who makes sure all paperwork is done in a timely fashion and is meticulous.

STEP NINE: CLOSING

Our trusted relationships and expert partners at the title company keep us in order & moving right along! They will alert us to any issues during the title search and help to clear up any unknowns on the property. You’ll be provided with a detailed account of what your final dollar amount will be to bring to closing. Our partners work hand-in-hand with your lending institution to make sure we are on track to close on time!

Once all negotiations are settled and work is done, we will gladly meet you and your excited sellers at the closing table to celebrate!!

FREQUENTLY ASKED QUESTIONS

  • Yes! Talking with a lender will give you the information you need to put you in the best position when you are ready to write an offer on the home you want. A lender will tell you what price point we should be looking within and other strategies to make your home-buying process as smooth as possible. We would love to recommend some trusted lenders if needed.

  • This is a check written by the buyer that is usually 1% of the purchase price in the offer. This is to show that you are serious about buying the home. It is deposited into the seller’s agent’s brokerage’s escrow account. This money will then be added towards the buyer’s down payment at closing.

  • From the start of seeking pre-approval from a lender and searching the internet for homes that meet your criteria, to the finish when you close escrow, buying a home takes about 10 to 12 weeks. Once you’ve selected a home, and the offer is accepted, the average time to complete the escrow period on a home is generally, 30 to 45 days, under normal market conditions.

    Market conditions are a major factor in how fast homes are sold. In hot markets with a lot of sales activity, buying a home may take a little longer than normal. When the inventory of homes on the market is low, it may be harder for a buyer to get an offer accepted because of the competition to buy the home.
