THE SELLING PROCESS:

STEP ONE: INTRODUCTION

Start by scheduling a convenient time for us to give you a free market evaluation of your home.

This appointment should take just over an hour and please do not feel like you have to have your home in show-ready condition for us to come by!  We can use our imaginations because we know how we live is different from how we list.

We will walk through, assess conditions, and get any information about any updates made or repairs that may be needed.

STEP TWO: PREPARING YOUR HOME

From here we will discuss our three-tier options and decide which process best suits the needs of you and your family. 

As we walk through, we take notes and compile a list of recommendations for work to be done (if any!). We prioritize this list based on what will add the most value to the sale of your home. 

When you are ready, we will provide a list of our trusted vendor contacts who will give estimates to determine the cost of each project. 

Then we will decide together based on cost and potential sales value which projects/repairs will make the most sense to move us forward. 

STEP THREE: PROJECT MANAGEMENT

Once the work is underway, we will provide check-ins to make sure work is being done in a timely fashion, so we are following the timeline that is important to you!

STEP FOUR: STAGING

We have excellent staging partners with proven success for clients who are interested in adding extra value and special touch! 

Leading up to the listing, we will discuss a listing strategy and pricing to put you in the best possible position once we are on the market.

STEP FIVE: PHOTOGRAPHY

Once all work is done we will pay for our professional Real Estate Photographer to come and capture your property. Our Photographer’s work will ensure we get eyes on your home in the best way possible!

STEP SIX: GO LIVE

Through expert marketing strategies and relentless energy that knows no bounds, we will have your property listed and sold quickly for top-dollar!

In a market that is moving quickly and where there is stiff competition, we will help to vet offers, delineate the terms of specific contracts, and choose the very best candidates to purchase your home.

STEP SEVEN: INSPECTIONS & NEGOTIATIONS

We act as your trusted advisor during the inspection process. We’ll assist with negotiations to make sure that you fully understand your options and your position with what is your responsibility and what is NOT. Our goal is to put you in the best possible position when it comes to an agreement on these terms.

STEP EIGHT: APPRAISAL

During the transaction, the buyer’s financial lending institution will send out an appraiser to evaluate your home. At this time we will provide any necessary and helpful information to the appraiser that will help to guide and show value. This may be in the form of providing comps and/or putting together a list of updates.

STEP NINE: FINISHING STRONG

Our detail-oriented and results-driven approach ensures all parties are kept on track to get us to the closing table on time! Our team also provides a Transaction Coordinator who makes sure all paperwork is done in a timely-fashion and is meticulous. 

STEP TEN: CLOSING

Our trusted relationships with the Title Company and their attention to details keep us all in order & moving right along! By providing knowledge on your title search, they will alert us to any issues and help to clear up any unknowns on your property. They also provide us with a detailed account of what your final net proceeds will be and how much you will make on the sale of your home! They work hand-in-hand with the buyer’s financial institution to make sure we are on track to close on time!

Once all negotiations are settled and work is done, we will gladly meet you and your happy home-buyers at the closing table to celebrate!!!
